South Gilbert is a showcase of post-recession rebound of Arizona’s housing market. Helping drive its resurgence is its close proximity to the Phoenix-Mesa Gateway Airport and other primers of economic growth in the region.
As this map shows, the southern part of Gilbert is bounded east by Power Road next to the airport. Loop 202 or the Suntan Freeway toward north also connects S Gilbert to major urban hubs in the Phoenix East Valley metro. South Chandler just west of S Gilbert features many points of interest as well which help spur local economic activities, especially housing.
South Gilbert’s master-planned community of Power Ranch, located just southeast of the airport and the Arizona State University Polytechnic Campus, is one of the epicenters of the local home market’s rebound.
Homebuilding in this 2,084-acre community has stepped up, and it now encompasses 12 neighborhoods with 39 subdivisions and some 7,000 homes. These residences feature floor plans ranging from 1,340 square feet with three bedrooms up to dwellings having floor areas of about 5,800 square feet with six bedrooms.
The largest homes in S Gilbert could be found though in another community, Greenfield Acres, Here, six-bedroom homes would typically have layouts of approximately 7,000 square feet. At S Gilbert’s Cross Roads neighborhood the smaller choices are three-bedroom homes in configurations of some 1,100 square feet.
Townhouses and condos are also part of the housing stock at S Gilbert. Available units here start at about 800 square feet with two bedrooms and level up to the four-bedroom sales listings at Higley Park with approximately 2,300 square feet of living space.
Amenities: Master-planned S Gilbert communities provide a host of amenities to their residents. At Power Ranch, there are over 200 acres of open space, two fishing lakes and 26 miles of loop trails. Near the center of this community spreads the grounds of the Gilbert Soccer Complex, while a commercial corridor can be found on the northwest side.
A large shopping center, the San Tan Village is also located next to the Phoenix-Mesa Gateway Airport and Arizona State University’s Polytechnic campus. Besides its commercial area, the village also features several hotels and new communities with single family homes, condos and apartments.
Schools: In addition to the nearby Arizona State U Polytechnic campus, South Gilbert is served by many schools in various other levels. These institutions include the Highley Elementary School District, Williams Field High, and the Benjamin Franklin Charter School.
